针对物业管理在建筑节能服务中的发展现状及作用，结合合同能源管理服务理念，提出物业能源管理的概念。根据物业管理公司参与节能方式的不同，物业能源管理节能服务模式分为总承包模式、联合体模式、平台运营商模式和运行服务模式。分析了物业能源管理的节能服务优势和发展障碍。

Abstract：
Presents the concept of property energy management (PEM) based on the development status and the role of property management in building energy-saving services and the idea of contract energy management. Depending on the different energy-saving ways which property management companies participate in, the energy saving service modes of the PEM can be the general contracting mode, combination mode, platform operator mode and operation service mode. Analyses the energy saving superiority and development obstacles of the PEM.
